Aren Deu
Hey, I’m Aren Deu, also known as The Anxious Investor. I’m a full-time property investor and have been involved in property for over a decade, after graduating with a 2.1 in Construction Project Management (BSc).
Over the years, I’ve purchased dozens of properties across a range of strategies, from single lets and HMOs to commercial conversions and ground-up developments.
Alongside my own investments, I’ve worked closely with other investors, helping raise and deploy over £1 million of investor finance, with a further £1.5 million raised beyond that.
At the core of what I do is freedom. Property gave me the flexibility to design my life on my terms, and my real passion is helping others do the same by sharing what actually works, not what sounds good on paper.

What can I expect to learn
As you work through the course, you’ll see the depth of content included. Property is a constant teacher. It shows you not just what to do, but just as importantly, what not to do.
Because of that, beginners will gain a strong foundation to confidently start their journey, and those with some experience will still take plenty away from it.
Property never stands still, and neither will this program. As I continue to grow, particularly with upcoming land development projects, I’ll share those lessons with you as they happen so the learning keeps evolving.
Is is possible to invest with you?
One of the most common questions I get on social media is about investing in my deals or working with me.
I’ve been around long enough to know that not everything is as it seems in property. I’ve worked with the wrong people before, and that’s exactly why I’m very selective about who I partner with.
For me, values matter. Profit is important, but so are respect, honesty, and integrity. If those aren’t aligned, it’s a non-starter.

Why are you so anti-guru
I don’t have an issue with people selling their time or their services. What I do have an issue with is dishonesty.
I don’t like the idea of pretending there’s some hidden unicorn that only appears if you spend thousands on a course. I’ve seen people with only a few years in the industry present themselves as experts and charge eye-watering fees, despite never really dealing with the day-to-day reality of property. Boiler breakdowns. Tenant turnover. Rent arrears. Refinances. The unglamorous stuff that actually defines this game.
Property is largely unregulated, and when you mix that with slick public speaking and NLP, it becomes very easy to sell dreams. I’ve watched people exaggerate results, inflate follower numbers, and outright lie to audiences just to make a quick buck.
That’s why this is priced the way it is. I’d rather you get genuine value, or know that part of what you’re paying contributes to something real, whether that’s supporting HealthXcel blends or helping fund charitable donations that my wife and I make to local communities to improve health and wellbeing.

What is your experience?
I’ve been buying and selling property since the age of 25, following my degree in Construction Project Management (BSc). Over the years, I’ve worked across a wide range of strategies including buy-to-lets, HMOs, commercial conversions, serviced accommodation, deal sourcing, planning uplifts, renovations for clients, flips, BRRR, and new builds.
My most recent project involved building 2 brand-new homes in my local area.
Looking back, my growth could have been faster had I made fewer mistakes and focused solely on property. But those mistakes are exactly where most of the learning came from.
Alongside property, I’m a strong mental health advocate. I run two podcasts in this space and recently launched Healthxcel, a superfood blend designed to support health and wellbeing. Health always comes first for me, but I also understand that financial stress is one of the biggest pressures people face.
Property gave me the freedom to focus on what matters most. My goal with this program is to help you build that same level of choice in your life by investing in property the right way.
